how can you calculate what a site may cost?

you can calculate the value of a site by revenue, potential future profits,
based on domain age etc.
for example  PhantomProfits.com  is an aged domain and although the site has no revenue yet  the domain is valued by estibot at $1,800
i dont feel any of the prices above are too much either , ad exchanges are normally valued at $1 per member so i'm not being greedy
I just need to sell the sites so i can pay for private healthcare to see a neurologist quicker than on the NHS
